Getting the Loan that is Right for You
My goal is to come from the perspective of “what’s best for my clients?” I do not believe in doing what’s easy, but rather what loan will meet the goals of my clients now and into the future.
In the process of your loan:
 
·         I can help you apply online or in-person;
·         I will send you an itemized email requesting supporting documentation for your application;
·         I will run a free credit check with all three bureaus and provide any necessary credit counseling for the purposes of obtaining a loan;
·         I will send you a credit approval letter;
·         After I order the appraisal, open escrow, etc., your file then goes to underwriting;
·         Once approved, I will review and complete all final conditions in order to fund your loan in a timely manner.
 
Take Advantage of Homebuyer Incentives
There are programs and entitlements out there (and new ones coming out) that many lenders either aren’t familiar with, or don’t offer. The value of many of these incentives can be tremendous. Here are some important loan incentives I offer my clients:
 
·         Mortgage Credit Certificate (MCC), which are tax credits that put extra cash in your pocket each month, so you can more easily afford a house payment. In the state of Washington, the MCC is a 20% tax credit on the interest of your mortgage.
·         USDA Rural Development, which is funding from the US Government to those looking to move to rural areas in the state. One benefit is that down payments are not required.
·         Home Path, which is a 3.5% incentive for buyers who purchase and close on a Fannie Mae-owned home between January 28 and April 30, 2010. This benefit can go towards closing costs or to purchase new appliances or a mix of the two.
·         And more. I am always looking for exciting entitlements and bond programs that my clients can take advantage of that most lenders, Realtors and clients don’t even know exist. Contact me to see what programs might work for you.

A Seattle native, I spent 13 years in the mortgage business in Northern California where I had the good fortune to work for one of the oldest and most respected lending firms in Sacramento.
Upon returning to Seattle in 2007, I became aware that a lot of banks were not offering government-sponsored programs and few loan officers and banks understood FHA (Federal Housing Administration-insured) loans. Therefore, I collaborated with Guild Mortgage and championed the need to work with FHA and obtain the Mortgage Credit Certificate. With success, Guild Mortgage is now one of eight lenders in the State of Washington who offers this program.
I am an approved instructor for the Washington State Home Finance Commission  ( http://www.wshfc.org/ ) and teach classes regularly.
